How to decide on a renovation package



Lost? Wonder how you should go around deciding on which renovation package to take up? Here are some guidelines to follow....

1) Research, research!
Speak to a few contractors/IDs to better understand the difference between different materials involved and pricing. Do your own homework (google is your best friend) to avoid over relying on contractors/IDs.





2) Compare prices
Decide on the design and items to do and obtain minimum of 3 quotations from different contractors/IDs on the same items (i.e same material, same dimension etc).

Tips: Its easier to put down all the prices in excel spreadsheet for comparison.

Note: Sometimes its not possible to get the contractors/IDs to break down individual cost in their packages. Thus another way is to compare on other attributes like quality, reputation and warranty etcs.


3) Price
Next to look out for is whether the price is negotiable and whether if there are any hidden costs not factored in.

Possible hidden cost include :-
• Haulage - to remove the renovation debris
• Electrical points cost per point
• "Supply and install" - If no "supply" being mentioned, it means u have to buy and the contractor/ID will install for u.
• Installation of water heater/oven/hood/hob (usually FOC) but some IDs do charge
• Screeding for laminate/parquet flooring (Get HDB to do it FOC for u)
• HDB renovation permit (usually FOC)

4) People factor
The Contractor/ID that you are going to working with plays a very big factor in whether you should take up the renovation package. Refer to this post on Questions to ask prior hiring a Contractor/ID for more details.


5) Other factors

It is easier to ask for more free items than to negotiate for a lower price. Remember to note down ALL discussed items/conditions in black and white. Include a non-completion clause in the contract so that if the contractor/ID fails to deliver the house for possession on a particular date, you will have the right to deduct a specified amount of money for every day of delay.

Ask the contractor/ID to take you to their past (NOT RECENT) customers for you to look at their work. If the contractor/ID is able to do that for a few customers, it means that they have positive working relationship and it’s also a good time to see if their workmanship lasts for years.

Engage an ID or Contractor?


For those who are in dilemma of whether to engage a Contractor or an ID, here are some of the advantages and disadvantages of getting either one of them.

Contractor

Pros

1) Cheaper
Contractors do what you tell them to do. They do not offer much design ideas nor provide with you any 3d perspective design renders. Think of them as providing no frills renovation services.

2) Wider choices & more flexible
You can choose your own suppliers for different brand and type of materials. You can practically decide on the choice of materials or any outrageous designs (and get away with it too!) :)

Cons
1) Lack of design ideas
Contractors are usually lacking in the design skills. However there are some contractors who do have some pretty good ideas and even offer some reasonable good perspective sketches! Nonetheless, bear in mind that contractors are not design trained and do not provide consultation services. Thus they do not offer much design ideas. Hence, you have to be sure of what you want and know the exact colors, materials the location etc of everything.

2) Time consuming
You will need to do a lot of coordination, planning, follow-up etc yourself. Thus for busy people who prefer not to be tied down with so much coordination work, contractor is highly recommended for those who are looking at minimum renovation (ie. Resale / premium / DBSS Flats)

3) You are on your own
You might not be experienced enough to know what is acceptable practice / standards (some may try to con their way though by insisting certain things to be done in certain way in order to cut costs)

Interior Designer

Pros
1) Lesser stress and Less time consuming
ID does all the dirty work of coordination for the different contractors. This usually translates to lesser stress. However I have came across people who couldn’t work with their ID and had alot of issues with them thou. Therefore finding a good ID is crucial.

2) Plenty of Designs Ideas
Space planning is the utmost importance in any renovation process. Thus, a good ID who are trained in this field will be able to find out your lifestyle space plan accordingly. This help in making best use of the limited area available. The market practice is for IDs to provide a 3D rendering of their proposed designs.

3) Warranty
It is the market practice to provide 3-5 years warranty from any ID firm.

Cons

1) More Expensive
They are known to charge much higher compared to Contractor. The markup is due to the design services and consultation provided.

2) Cookie cutter designs
Some IDs provide same design ideas for the same kind of theme and do not seek to stretch their creativity muscles. Not all IDs are truly passionate about what they are doing. :(

For Ikea fans, there is an Ikea Planner Tool for kitchen, bedroom and office. Simply install the Planner Tool into your PC and select the Ikea furnitures that you fancy. It's simple and fuss free as 123.

Steps to paint a wall

1. Apply Sealers:
Prevent underlying as well as subsequent coats from reacting with each other, while ensuring adhesion to the surface.

2. Apply Primer:
Primers bind subsequent coats to the surface, while inhibiting deterioration of the paint system as a result of rust, weathering or other forms of corrosion.

3. Undercoats:
Prepares the surface for the finishing coat while giving opacity and film build to the paint system

4. Paint:
After this is done, you can start painting. Refer to

Tools for painting

1. Sandpaper: for smoothing out uneven surfaces prior to painting.

2. Sanding block: to keep the sandpaper.

3. Scraper: to remove peeling paint from the surface.

4. Turpentine: to wipe off oil-based paints easily.

5. Clean rags: to wipe up splattered paint.

6. Masking tape: to block off objects like light switches, sockets from being painted.

7. Covers: old newspapers or canvasses can be used to cover the floor and furniture.

8. Brushes and rollers: choose the right type according to your purpose and surface. As a rule, it is good to have a large brush or roller, and at least one or two small brushes for tight corners.
If you are planning to do some advanced paint techniques, make sure you have the correct tools to pull off the job, for e.g. pencil liners, dragging brushes, shaped-stamp.

9. Paint tray: to mix paints and contain your roller.

10. Sticks: to mix and stir paints with.

11. Appropriate filler: to fill cracks or holes in the walls.

12. Filling knife: to fill the cracks.

13. Sponge and squeegee mop: to wash down walls and ceilings respectively.

14. Container: to soak brushes, rollers, etc. and to hold other odds and ends.

15. Extension pole: to reach higher areas.

16. Ladder: if painting high up is necessary.

17. Protective gear: like face masks, caps, gloves, etc.

18. Comfortable old clothes: items that you are willing to part with because painting can be a messy business.

Decorating with color

Many people are afraid to use color in their interior design. Most stick with neutral colors like white and pastel colors to be safe. But, understanding the nature of color scheme will help you to create the correct mood and overall sense of style.

Color theory and harmony



Basic colors are known as Primary Colors - Yellow, Blue & Red.

Mixing Primary Colors will give you Secondary Colors - Green, Orange, Purple.

When a Primary Color and a Secondary Color are combined, Tertiary Color or Intermediate Color will be formed.


When picking color schemes for your home, it is recommended to choose colors that are either directly opposite from one another on the color wheel (complementary colors) or directly next to each other on the color wheel (tertiary colors). These are the colors that are most harmonious with each other and they tend to produce the best looking interiors.

Common renovation FAQs


I have consolidated the most commonly asked renovation questions and listed them down. Here are some questions which you might have in the following areas:


1. Installation of Aircons
Is the cost of wiring and rewiring inclusive when you purchase the aircon package?

The cost of aircon wiring and rewiring is always inclusive together with the air con equipment. For instance, a standard LG model costs around $1600 with installation. There is nothing to be happy with the "free gift" (wiring/rewiring) provided together with the aircon as the cost is already together with the aircon. Nothing is free.


2. Installation of bathroom accessories & lighting points
Do we need to pay for the installation of bathroom and lighting points?

This can be negotiable. You can discuss with the contractor to install these items free of charge at your house. Btw, when the contractors said they will bring you to the shop to buy bathroom items, do not agree and follow them. This is another way of hidden costs appearing, as contractors may earn commission from there. Take note. The same goes with the lighting points and bulb. Get these items yourself and ask the contractor to install for you.


3. Additional Electrical Point
What is the cost of electrical power point?

Each additional electrical power point in the market nowadays is between S$60-S$70. A 2 way switch installation only costs around S$40 for lighting point. Each installation of new lighting point is between S$30-S$40, some contractor may quoted more than $50 per point. If for any reasons you need to ask the contractor to disconnect the power point after it has been done, take note that additional costs will be incurred.


4. Painting
What is the cost of engaging professional painting services?

The cost of painting is between S$1100 - S$1600. The painting package should usuallyconsists of 5 colors.


5. Gas piping
What do I do to get the gas connected?

The contractor will liaise with City Gas for work to be done at the cost of S$70 per trip. As for the connection of gas piping to the cooker hood, it would be done separately on another day. The bill for the gas piping will be sent to you by the PUB and not the contractor.


6. Clearing of debris and haulage
What is the cost of haulage?

The standard cost for clearing of debris and haulage is around S$215 inclusive of GST. Some contractors will quote you more than S$500 and do not get convinced by them! Some lame excuses they will give is that they have to rent a lorry to collect debris, which is not true. The lorry will be provided by HDB. The contractor only need to pay HDB S$215 and everything will be done properly.


7. Renovation Permit
Do we need to pay for the renovation permit?

The cost of renovation permit is usually absorbed by your contractor. This is the market practice.


8. Chemical Wash
What is Chemical Wash? What is it for?

Chemical wash is also known as acid wash at the cost of S$95-S$150. This done once or twice depending on the arrangement between contractor and owner. This only done after painting, flooring works are completed and before the completion of carpentry. Chemical wash is supposed to be cleaner than normal wash.


9. Hidden Cost
What are the hidden costs of renovation?

Alteration of designs or change in use of raw material. When such a situation happens, ask your contractor to explain the reason for the change. Then, judge for yourself whether the change is reasonable. Refer to this post for more details on hidden costs.


10. Lastly before you sign...

Take note that during the time of signing, the quotation does not include detailed specifications of all materials used. So its the best to tell your contractor to state every item as clearly as possible (ie. the dimension as well as the type of floor tiles given).

What's your budget?

Many people set aside money for renovation. However, most neglect the other critical aspect when doing up their dream home: furnishing and essential household appliances.

To sum up, the big dream home project makes up of the following components:

1. Renovation (which includes painting of walls, adding shifting of lighting points etc)
2. Furnishing (furniture, curtains/blinds etc)
3. Household appliances (washing appliances, TV, fridge etc)

I have seen people dumping as much as S$70k in the renovation and left little for furnishing and thus, the end result is pretty lopsided. Remember, renovation only setup a "base"; only with appropriate furnishing that the character of the place will be brought out.
Last thing to note is that usually people tend to exceed their budget by 20%-30% on average. Thus, keep this in mind. ;)

Note:

If you plan on using a theme, remember that a little touch goes a long way. For instance for an ocean theme, a touch of shell-covered lamp or nets up as curtains would be interesting.

If you are stuck and not sure what kind of theme to use, you can look around and observe what are your favourite colors or elements. Lets say you love earth tone colors with lotsa of green, a Tropical or Resort styled theme is suitable.







If you prefer certain kind of cool slick furniture made of metals and glass, a Futuristic theme would be suitable and find complimentary colors to match them that. A color wheel would be useful in this case.

If you have a certain piece of painting you love, you can even also build your theme around it. The possibilities are endless. :)

Chosen ID company - GPlan

GPlan won the bid.

Actually, we were deliberating between Khoon Wah from Senz and Kevin from GPlan...

Khoon Wah even proposed to slash the price further at the last minute...
However, my hubby is more comfortable with Kevin...in addition, I also feel that with his entensive network of clients praising his services..he is a much more reliable choice. Furthermore, judging from the quality of flats which Kevin has done up...we have more confidence in him.

Afternote: Senz ceased its operations right after we signed up with GPlan. Heng arh..

GPlan is generating quite a buzz in renotalk and therefore I decided to give it a try after much contemplation. I managed to get Kevin's contact and oh my, he seems to be more kang jiong then me in meeting up. He is very friendly and is kind enough to volunteer showing us his recently completed flats for us to inspect the workmanship of his carpentry works. We met up with him yesterday night and the outcome is totally unexpected.

The Good- He was quite punctual. He volunteered to show us his recent projects without us asking for it.
- He is quite friendly and straightforward. No need to beat around the bush...
- He is quite responsible and makes sure he doesn't 'forget' about us and follows up faithfully.
- The 3 room flat he showed us was quite impressively done.
- He was willing to show us more projects prior to our 1st discussion.
- No hard selling.
- He explained what his company has to offer and head straight to the 2d space planning.
- Our floorplan is pretty odd. Nevertheless, we managed to finally come up with the open kitchen concept to make our dining area look bigger.
- We managed to incorporate the kitchen into the layout of our odd kitchen. Its something unexpected too!
- He is generous and easy to discuss with. Throws in some stuff for free!
- He knows our tight budget and tries to keep within our budget!
- Kudos for him in talking us out in getting those stuff he deemed unnecessary and waste of $.
- We feel that we finally gotten something we wanted at quite an affordable cost.

The Bad- His office is sooo far away lar.
- He has too many customers....kinda of hard to set an appointment with him.

Overall
- Got potential lei!
- We were pretty hyped after the 2 hour odd discussion with him.

We were attracted by the attractive showroom at the IMM buidling. We stood around for around 15 mins and no one attended to us. Around 3 nicely dressed ladies (interior designers or ...???) walked in and out of the company treated us as transparent. One guy finally sensed our existance and asked if we are interested in their services. He introduced another nicely dressed id to talk to us.


The Good- She explained to us the pros and cons of using glass or other materials as a backslash for the kitchen.

The Bad- First impression sucks. We are not transparent...are we?
- She doesn't seem very interested.

Overall
- The place seems more like a place for models wanna be.

ID review: Senz Design

We met up with Khoon Wah during the Home Expo exhibition in March. We decided to give him a try after discussing with him. A nice and creative chap...he took lengths to ensure that he is able to meet our requests for the inspection the workmanship of his carpentry works. We also took the chance to take a peek at the interior designs his company has to offer to his clients.
We met up with him on two occassions and talked on a few times.

The Good- He was very punctual.
- He volunteered to show us the different kinds of wall papers and the types of materials.
- He is really into interior design as I can feel the passion he has for this art by just talking with him.
- He is bold and creative in his design and can sketch us perspective drawings within seconds to illustrate his point.
- He explained to us the different kind of materials and textures that we chose will affect the out come of the interior design.
- He swiftly came up with an innovative idea for our foyer area which I really like. No hard selling too.
- He can help us visualize clearly of the kinda of design he has for us...I can almost see the design he proposed in my mind just by talking to him.
- He was not afraid to tell our certain counter proposals do not go well with the theme we wanted. - He brought us to a 4 room flat in Boon Tiong which was completed last year...and wow...we were blown off away by the bold design!

The Bad
- The price is kinda of steep (amount is still an estimate)...But cant be helped coz of the bold design he proposed...
- The workmanship of the kitchen cabinet doesn't seem to be very good upon closer inspection..or was it that the owners were kinda of rough?
- The company is still very new. Barely 2 years old I think.

Overall
- Shortlisted. :)

An update: Senz closed down sometime in 2007 right after we decided to engage GPlan. Its a good lesson to learn that going for young companies does have its risks.

ID review: Kinzo Design Pte Ltd

I saw Kinzo's profile in renotalk and decided to email them after browsing thru their website. James, the Director was very fast and prompt. He replied my email right away and sms me soon after that. We managed to fix a time to meet and discuss on both occassions.

The Good
- He was quite punctual...on both occassions he made the effort to meet us on time althou he has prior arrangements.
- The quote given is nearly within our budget. He shared his stories of his previous renovation experience with his customers.
- He explained to us the different types of materials that are used. Candid and engaging...he produced the perspectives for us to take a look on his own initative during our second meeting.
- He clicked well with us and gave us some designing tips for our modern minimalist/futuristic theme.
The Bad
- Not able to take a look at one of the showflats featured on the website. We still find the quotes a bit expensive...nearly 20k.
- I am concerned about the designing aspects...not too sure if his designers are good.
- Not too sure of the workmanship...the sliding doors of the built-in wardrobe looked a bit flimsy lei.
- We saw the renovation done at his customer's place. For nearly 20k...it looks really minimal and bare lei...or are we expecting too much?
Overall
- Shortlisted. :)

The designer called me one day and introduced herself. I requested her to email me a quotation for me to go throu before meeting up. She seemed friendly enuff...but then..

The Good- I like her wet and dry kitchen concept.

The Bad- She did not follow up after that call. No email...nothing... I had to sms her to set up an appointment...and she took exactly one week to reply my sms.
- Noone bothered to attend to us when we entered the place. I called her and she never picked up as she was still having her lunch (apparently she has totally forgotten about us).
- She misplaced our floorplan and took ages to find it.
- She passed us the wrong quotation and when she finally gave us the right one, she left out quite a few critical things.
- She did up a budget close to 40k although we already stated that we are looking at a budget of 16k.
- She was still munching on her food and talked to us with her mouth full. My hubby was totally disgusted and upset that he had to drive all the way down to look at such an exploded budget.
- Requests for handdrawn perspective is turned down. Not even doodles...
- Can't communicate the design beyond the 2D space planning.

Overall
- Damn. Wasted our time. :(

We tired out the online renovation enquiry and it recommended the following ID companies based on our inital budget of 16k.

However, we noticed that both of these companies charged way above our budget of 16k. Cacyus Art Design & Furnishing actually recommended 40k for simple renovation works. Nevertheless, its good to shop around and listen to what the IDs have to recommend. Some have really interesting ideas.
